Structure under the floors

Crawl Space Repair in Knoxville, TN

Sagging floors are a framing problem. We fix framing.

Floors sag and bounce because something under them gave up: a joist rotted by years of moisture, a beam span that was never enough, a support post sitting on bare dirt. We repair and reinforce the structure itself, and price it in writing after a free inspection under your house.

Quick answers

How much does crawl space repair cost? It follows the damage: a few sistered joists is a small job, a new beam line with proper supports is a bigger one. The free inspection produces the scope and the written number.

What causes joists to rot? Moisture, almost always: ground water, plumbing drips, and humid air condensing under the house for years. Repairing the wood without fixing the moisture is a temporary fix, and we will tell you if yours needs both.

The repairs we make most

Joist repair and sistering

A rotted or cracked joist gets a new joist sistered alongside it, bearing on the same supports and tied into the floor system, restoring the load path the original joist carried. Where the end of a joist has rotted at the sill, the repair is more surgical, and we show you photos of yours before quoting.

Beams and supports

Main beams sag when their supports fail or were never adequate: posts on bare soil sink a fraction at a time for decades. New supports go on proper footings, beams get leveled or supplemented, and floors come back to plane where the structure allows it safely.

The moisture half of the job

Structural repair in a still-wet crawl space is a loan, not a fix. When moisture is the cause, we quote the drying work alongside the framing: drainage, a real vapor system, or full encapsulation, so the new wood lives in a dry space.

Frequently asked questions

Can sagging floors be raised back to level?

Often partly, sometimes fully. Lifting is done slowly and only as far as the house tolerates without cracking finishes or stressing plumbing. Stabilizing the floor where it is beats breaking the house to chase a number, and we will tell you which your floors allow.

Do you use jacks as permanent supports?

Adjustable steel columns on proper footings are a legitimate permanent support when they are installed as structure, on footings, not as hardware-store jacks on dirt. That distinction is the whole job, and your quote spells out which you are getting.
